Base pay range

$80,000.00/yr - $105,000.00/yr

An industry leading construction company specializing in major building repair and renovation due to defects, damage, and age, is seeking a Construction Estimator to join their team. The Construction Estimator is responsible for successfully bidding potential construction projects, including collecting and analyzing project information and requests for proposals. Prepares competitive cost estimates, bids and proposals based upon project specifics. This includes identifying project timelines and probable costs of materials, labor, equipment, and subcontractor costs for construction projects based on contract bids, quotations, schematic drawings, and other specifications.

Job Duties:

  1. Reviews and understands all available information related to bid opportunities, including formal requests for proposal, informal proposal requests, drawings, details, specifications or other project data that may be available.
  2. Visits potential project sites to become familiar with project conditions, limitations, finishes, access, quantities, extent of repair, etc. Considers site conditions in preparation of bids.
  3. Communicates with architects, engineers, experts, clients, and subcontractors to understand the potential work, the intention of the work, etc.
  4. Develops competitive project estimates and bid proposals based upon client requests. Uses available information to develop quantities and locations of work. Considers the competitive nature of the bid opportunity, the client needs and goals, and the other bidders to develop a strategy of how to assemble or focus the bid.
  5. Develops scopes of work with input from Director of Construction as necessary to adequately prepare bids.
  6. Obtains bids from vendors and subcontractors. Builds and maintains relationships with vendors and subcontractors. Vets subcontractor bids to thoroughly understand inclusions, exclusions, and knowledge of the bidding opportunity. Uses competitive bids from vendors and subcontractors in formulation of Nautilus' bid estimates.
  7. Prepares quantity take-offs or measurements as necessary from available information (drawings, google earth, field measurement, RFP's, etc.).
  8. Estimates time and material costs as necessary for any areas of work to be performed by Nautilus field labor or that cannot be sufficiently bid to subcontractors.
  9. Develops a timeline of the work and the associated general conditions costs necessary to implement the work in the field.
  10. Assembles comprehensive cost estimates using burden markups typical for Nautilus projects, including appropriate contingency, contractor fee, and insurance.
  11. Adequately cross-checks spreadsheets to ensure costs and fees are properly calculated and free of spreadsheet errors. Utilizes standard Nautilus estimating spreadsheet template for most potential projects.
  12. Considers risk and warranty requirements in calculations of appropriate cost.
  13. Works with Director of Construction and Client Services Manager to professionally and strategically present estimates in a format that best suits the specific sales opportunity.
  14. Meets regularly with Director of Construction and Client Services Manager to provide feedback, outline and track deadlines, and request help as necessary to meet commitments.
  15. Debriefs lost project opportunities to review decision drivers and constructively consider how bidding efforts could be improved on future opportunities.
  16. Regular local travel required to visit job sites.

Qualifications:

  1. 2 years of experience performing construction estimates for large reconstruction projects including but not limited to HOA/Residential defects, and old building restoration.
  2. This position requires Advanced Excel experience, and all candidates must pass an Excel assessment as part of the interview process.
  3. Must be proficient in Bluebeam, Timberline, and MS Office.
  4. Must have strong mathematic skills and able to develop extensive quotes based on project needs and requirements.
