Regional Maintenance Supervisor – Chelsea/San Diego Affordable Region | San Diego, CA

What We're Looking For:

We are seeking a Regional Maintenance Supervisor (RMS) for our Chelsea/San Diego Affordable Region. Residency in San Diego, CA, or willingness to relocate is required. This is a full-time, salaried position with benefits, offering a pay range of $80,000 - $85,000 annually plus bonus eligibility. The role may require occasional weekend work, travel between properties, and supervision of approximately 20 affordable apartment communities. Responsibilities include overseeing maintenance operations, capital projects, and staff training.

Key Responsibilities:

Service Productivity:

  • Monitor apartment turnovers to meet the goal of 50% market-ready units weekly.
  • Maintain community upkeep, cleanliness, and curb appeal during site visits.
  • Oversee semi-annual smoke detector and AC filter inspections, ensuring deficiencies are corrected.
  • Track service requests for timeliness and quality, taking corrective actions as needed.
  • Conduct interior inspections twice a year and implement corrective measures.
  • Supervise capital improvement projects, ensuring compliance with budgets and specifications.

Staffing:

  • Review resumes, interview, and recommend candidates for Maintenance Service Director roles.
  • Coordinate scheduling of maintenance technicians across communities.
  • Support corrective performance and compliance improvements through coaching and counseling.

Education & Training:

  • Train staff on company policies, procedures, and service standards.
  • Coordinate maintenance training, including certifications for HVAC, pool maintenance, etc.
  • Identify additional training needs to enhance staff skills.

Purchasing:

  • Oversee landscape maintenance, negotiate vendor contracts, and assist with re-bidding processes.
  • Prepare vendor guides and monitor vendor performance.
  • Address vendor performance issues through communication and negotiation.

Workplace Safety:

  • Ensure safety protocols are followed, including proper use of safety equipment and posting Safety Data Sheets.

General:

  • Ensure compliance with key control policies.
  • Attend meetings, build relationships with clients and Asset Managers.
  • Coordinate maintenance for renovations and new management accounts.
  • Assist with due diligence for acquisitions.
  • Contribute to capital budgets and monitor expenditures.
  • Manage interior renovations, ensuring timely and budget-compliant completion.

Driving:

  • Must be able to drive locally for property management purposes.

Who You Are: (Minimum Requirements)

  • Experience: At least 5 years in maintenance with growth and increased responsibilities; 1-3 years managing multiple locations; 3-5 years in multifamily apartment properties.
  • Technical Skills: Proficient with tools and equipment such as drills, saws, HVAC, plumbing, electrical systems, and carpentry.
  • Tech Savvy: Strong skills in Microsoft Office applications.
  • Problem-Solving: Excellent troubleshooting skills for quick resolution of maintenance issues.
  • Communication: Effective verbal and written skills for interacting with residents, team members, and vendors.
  • Customer Focus: Passion for delivering exceptional service.
  • Flexibility: Willing to participate in on-call rotations and work flexible schedules.
  • Physical Ability: Able to lift up to 50 lbs.
  • License: Valid driver's license and proof of auto insurance.
