Regional Area Maintenance Manager – San Diego Conventional Region | San Diego, CA

What We're Looking For:
We are seeking a skilled Regional Area Maintenance Manager (RAMM) to join our team at San Diego Conventional Region in San Diego, CA.
You will assist the Regional Maintenance Director and Regional Portfolio Managers to maintain all aspects of the maintenance operation of CONAM's managed apartment communities. This position involves hiring, training, and staff supervision. The Regional Area Maintenance Manager ensures maintenance, renovations, purchasing, and safety are performed per company standards and legal requirements.
This is a full-time position with full benefits. Pay range: $85,000 - $90,000 per year.
Key Responsibilities:
Service Productivity:
- Support RPM and Regional Maintenance Director by monitoring apartment turnovers for quality and efficiency, targeting at least 50% market-ready units weekly.
- Inspect unit turns and curb appeal, ensuring standards are met and deficiencies are corrected.
- Assist with scheduling and tracking inspections (smoke detectors, AC filters); report issues to RPM.
- Monitor service request completion and quality, conducting semi-annual inspections and addressing gaps.
- Conduct two full-unit inspections annually, review findings with RPM, and recommend corrective actions.
- Ensure budget compliance, oversee specs, bids, and contractors with the Regional Maintenance Director.
Staffing:
- Review resumes, interview, and recommend Maintenance Service Managers.
- Oversee scheduling of Roving Maintenance Technicians.
- Support corrective interviews to improve staff performance and compliance.
Education & Training:
- Train community staff on policies, procedures, and standards.
- Coordinate maintenance training, including certifications.
- Recommend additional training to enhance skills.
Purchasing:
- Oversee landscape maintenance, vendor negotiations, and re-bidding.
- Prepare vendor guides and monitor vendor performance.
- Address vendor performance issues through negotiations.
Workplace Safety:
- Ensure safety regulations are followed, including proper use of safety equipment and posting SDS.
General:
- Maintain compliance with key control policies.
Driving:
- Ability to drive locally for property management needs.
Additional duties include site repairs, water heater installation, plumbing, carpentry, etc., to minimize vendor use.
Who You Are: (Requirements)
- Minimum 3+ years hands-on apartment maintenance experience.
- At least 2+ years in multi-family industry.
- Minimum 2+ years supervisory experience.
- Knowledge of building trades (electricity, carpentry, plumbing).
- Guidance to employees and contractors for high performance.
- Manage and track fire panels, sprinklers, extinguishers.
- Technical Skills: Proficiency with tools, HVAC, plumbing, electrical, appliance repair, carpentry.
- Tech Savvy: Strong Microsoft Office skills.
- Problem-solving: Ability to troubleshoot quickly and effectively.
- Communication: Excellent verbal and written skills.
- Customer Focus: Dedicated to delivering excellent resident service.
- On Call: Willing to participate in emergency on-call rotation.
- Physical Ability: Lift up to 50 lbs.
- License: Valid driver's license and auto insurance.
