About the Job
JPI has an exciting opportunity for a Technical Project Lead to join the Operations Support Center (OSC) team. The Technical Project Lead will proactively assess future risks of each project to the Operations team and communicate those risks with the OSC Team and Field Team. This position reports to the Technical Project Manager.
Responsibilities
Essential Functions & Responsibilities
- Review and finalize plans and maintain active day-to-day involvement with the OSC Team: ensure a clear path for execution of Plan A with excellent communication with Site Construction Managers.
- Deliver trade-specific PreCon onsite meeting agendas to Site Construction Managers to ensure Plan adherence.
- Track and resolve construction issues from field "tickets" in a timely and complete manner.
Leading execution risk assessment and developing Plan B's
- Ensure the de-risking process is complete with all necessary RFIs/ASIs resolved in a timely manner (Maintain 30 days of clear runway without RFI delays).
- Identify chokepoints and risks and develop plans to coordinate around the issue. Ensure Plan sequencing is communicated and directed.
- Monitor the dashboard daily for trends impacting the Plan, diagnose root causes, and direct OSC resource support and realignment on subcontractor performance for completion and corrective items.
- Create Plan B's/Recovery plans as needed for obstacles and opportunities with the Superintendent and coordinate OSC resources to fully support as needed.
- Develop and coordinate OSC support of wet weather mitigation pre-planning efforts and implementation.
- Utilize digital technology or other information available to solve technical issues affecting the project.
- Ensure the Day 1 Startup checklist is completed on NTP day.
RFI Process Management
- Work directly with Operations to draft and submit RFIs.
- Manage RFIs to ensure prompt responses by correct consultants and distribution to appropriate subs.
- Inform the Commercial Lead of RFIs with potential costs attached.
AHJ Precon
- Ensure project turnover phasing and sequencing are approved by the jurisdiction and resequence as necessary to accommodate AHJ requirements.
- Align Fire inspector startup requirements with phasing and OPC plan.
- Contract 3rd party consultants with appropriate inspection type and frequency per the plan minimum or minimum JPI standard whichever is greater.
- Usher AHJ through 3rd party inspection adoption (BV or similar).
Submittals & Installation
- Review and approve submittals for installation per plan.
- Support CO review process.
- Coordinate with Site Construction Manager to verify change order work is valid.
- Manage change order disputes.
Plan & Schedule Alignment
- The Taktical Control Lead will provide the Takt sequence and pod layout. Conduct pre-construction meetings with trades to gather input on labor requirements, maintain regular communication with the Resource Lead to ensure subcontractor labor is available to meet milestones, and coordinate OPC changes and Plan B updates.
Plan B & Digital Coordination
- Identify chokepoints and risks in the proposed construction takt plan; seek feedback to develop corrective actions or alternative strategies to keep the schedule on track. Set up and update all digital platforms for the project and seek input from consultants on technical issues identified through digital technology. Develop Plan B solutions and ensure alignment with revised plans.
RFI Process Management (Detailed)
- RFIs originate from subcontractors, digital efforts, and value engineering. The Technical Project Lead collaborates with the Site Construction Manager to draft RFIs, creates them in Procore with descriptions and supporting documentation, ensures timely resolution, and shares closed RFIs with relevant parties. If an RFI results in cost implications, inform the Commercial Lead to document costs in a change order.
CO Review Support
- Subcontractors submit change orders with costs. Verify the change order is outside current scope and tied to an RFI or additional request, then route to the Commercial Lead through Procore for review and approval and notify the Site Construction Manager to proceed.
