Real Estate Operations Associate

About the Role

We are seeking a self-motivated, organized, and detail-oriented Operations Associate to support the day-to-day management and performance of our multifamily portfolio. This role is heavily focused on property operations, resident experience, and execution, while also providing exposure to asset management and long-term investment strategy.

You will work closely with ownership and senior leadership to ensure our properties are operating efficiently, residents are well-served, and capital improvement projects are executed effectively. This role is hands-on and fast-paced, requiring strong problem-solving skills and the ability to manage multiple priorities across the portfolio. It will also provide hands-on exposure to the full real estate investment lifecycle - from sourcing and underwriting new deals, performing due diligence and market research, repositioning new assets through capital improvements, and day-to-day operations.

This is not a traditional operations role. This position is ideal for someone looking to build a long-term career in real estate investment and grow into a senior role within our organization. We operate with a bottom-up philosophy: every team member begins by building deep expertise in day-to-day operations - the lifeblood of our real estate business - before expanding into broader responsibilities across management, strategy, or acquisitions.

About AZ Investments

Founded in 2020, AZ Investments (AZI) is a vertically integrated real estate investment and operating company focused on acquiring, repositioning, and managing multifamily assets.

Since inception, AZI has acquired 14 properties, with an aggregate value of $80M+. Many of these assets have undergone significant renovations, with multiple completed refinances and one successful sale, going through the full investment cycle on many occasions.

To further strengthen operations, AZI launched its in-house property management company, Managed A2Z, in 2023.

Today, AZI owns and manages 14 properties totaling 248 units and has built its systems, team, and infrastructure to continue its growth into the future. With a strong focus on technology, process optimization, and operational efficiency, AZI operates its portfolio at a level that is highly competitive within its markets.

Key Responsibilities

Property Operations & Resident Experience

  • Oversee day-to-day operations across the portfolio
  • Respond to resident needs and ensure a high level of service and satisfaction - the company's top priority
  • Coordinate maintenance requests and ensure timely completion
  • Work closely with vendors and contractors to manage repairs and ongoing property needs
  • Conduct property walks to ensure cleanliness, safety, and overall condition

Leasing & Occupancy

  • Assist with leasing efforts including tours, applications, and move-ins
  • Coordinate lease renewals and manage resident retention
  • Communicate with prospects and residents in a professional and timely manner
  • Monitor leasing performance and occupancy trends

Maintenance & Capital Improvements

  • Coordinate unit turns and renovations with internal teams and vendors
  • Assist with execution of capital improvement projects across the portfolio
  • Track timelines, budgets, and quality of work

Financials & Operational Support

  • Work within AppFolio and internal systems
  • Assist with reporting, dashboards, and documentation
  • Identify opportunities to improve workflows and operational efficiency

Systems & Process Improvement

  • Work within AppFolio and internal systems to manage operations
  • Assist with reporting, dashboards, and documentation
  • Identify opportunities to improve workflows and operational efficiency

Acquisition Support

  • Support the onboarding of new acquisitions, including resident and vendor onboarding, system implementation, and overall operational coordination
  • Assist with property transitions during acquisitions and dispositions to ensure a smooth handoff
  • Help gather property-level information and insights during due diligence

Qualifications

Required

  • Strong interest in property management and real estate operations
  • Superior organizational and communication skills
  • Ability to manage multiple priorities in a fast-paced environment
  • High level of ownership, accountability, and attention to detail
  • Comfort working with spreadsheets, numbers, and basic financial analysis
  • Personal mode of transportation to travel between properties
  • Active California real estate license OR eligibility to sit for the real estate licensing exam
  • Reliable personal vehicle required to travel between properties.

Preferred (Not Required)

  • Bachelor's or Master's degree in Real Estate, Finance, Business, Economics, or a related field
  • Experience in real estate or property management
  • Exposure to renovations or construction management
  • Familiarity with AppFolio or similar property management software
  • Experience with marketing, social media, or property-level advertising
  • Spanish-speaking

Relevant experience or demonstrated interest in real estate investment and operations will be considered in lieu of formal education.

Additional Information

Compensation: This is a non-exempt position with a starting pay of $25/hour, plus leasing commissions (California Real Estate Salesperson License required to earn commissions).

Location: San Diego – Little Italy / Work to be completed in the office and on-site at the properties.

Employment Type: Full-time (Monday–Friday, 8:00 AM – 5:00 PM)
