Property Maintenance Admin Office - Bexley/Penge - 35 hrs per week - £45,000
We are seeking a proactive and customer-focused Property Maintenance Admin Officer to join a busy Property Services team. This role is central to ensuring housing stock and communal areas are maintained to high standards, directly impacting resident satisfaction and service delivery.
You will manage the responsive repairs and voids process from start to finish, working closely with residents, contractors, and internal teams. The successful candidate will have strong communication skills, a solution-focused approach, and a commitment to delivering excellent service.
Duties:
Act as the first point of contact for residents and contractors regarding repairs and voids.
Manage the end-to-end repairs and voids processes, ensuring accurate records and timely completions.
Raise, track, and close work orders, ensuring KPIs and service standards are met.
Carry out pre- and post-inspections for repairs and voids.
Liaise with contractors to obtain quotes, monitor progress, and ensure quality of work.
Oversee the voids process, coordinating inspections, documentation, and re-let preparation.
Maintain accurate records and ensure systems are updated daily.
Respond promptly to complaints and escalate where necessary.
Approve invoices within authorisation limits and follow up on outstanding works.
What we're looking for:
Experience in social housing, property maintenance, or a similar role.
Strong organisational and communication skills.
Ability to manage multiple repairs and voids simultaneously.
Confident using property management systems.
